Yep - Ohio requires property managers to work under a licensed real estate broker, and Atlas Cleveland checks every box. Our team includes experienced, licensed professionals who not only oversee maintenance, but also help you strategize to enhance tenant satisfaction and minimize turnover. In short: we’re fully legit, fully compliant, and fully on top of our game.

If people live in it, we manage it. Single-family homes, duplexes, multifamily buildings—we handle all residential rentals, no size limits, no nonsense. The only catch: we can’t take you on if we sense any slumlord vibes (i.e., won’t pay for any maintenance and plan to let the property fall apart).
Property condition matters for the comfort of your tenants and for the viability and marketability of your investment, which we take seriously. If you’re the type of owner who wants to sit back and never address needed maintenance, we’re not the PM company for you.

We can help. If the math is not working out on your investment, we can provide a free analysis to see if something can be adjusted to make this work: property tax appeal, undermarket rent, utility charges, vendor estimate.
We’ll help you identify red flags and determine whether it might make sense for you to make less costly repairs or sell the property before you get hit with habilitability complaints/fines or lawsuits resulting from potential consequences of owning a run-down property.

Yes, you can see the lease anytime. No, you don’t need to sign it. Your management agreement authorizes Atlas Cleveland to sign leases on your behalf so you don’t have to chase paperwork.

Rent’s due on the 1st. Tenants can pay online, set up auto-pay, or pay in person. We make payments easy, track everything, and enforce late fees according to Ohio law—no excuses, no drama.

We send owner payouts via direct deposit around the 10th–15th each month (after rent clears and bills are handled). You’ll get an email when your funds are on the way.

Standard is 12 months. If you want shorter or longer, just say so—we can customize as needed.

Typically one month’s rent.
We may increase it for pets or screening risks—always within Ohio law, and always to protect your investment. -
We move fast, but within reason.
Ohio requires a 3-Day Notice to Leave the Premises—we serve it as soon as the lease allows, but we also believe in giving the tenant reasonable time to pay (and thus reduce the risk of unnecessary turnover).
If the tenant still doesn’t pay after a brief grace period, we file in court and handle the entire eviction process. No BS, no delays.

Ohio does not mandate voucher acceptance statewide.
Cleveland has source-of-income rules that we monitor carefully.

Absolutely. We do an initial walk-through, confirm everything is working, and give the tenant a quick “how your house works”—water shut-off, GFCI reset, furnace filters, etc. This reduces preventable emergencies, and sets the tone for our high maintenance standards.

Immediately. Vacant home? We’re ready now. Tenant already in place? We take over seamlessly. Switching from another manager? Most require 30 days’ notice—we’ll walk you through every step.
